The short version

Nobody calls about this until somebody else raises it

Compliance work on doors is almost always reactive. An inspector writes it up, a tenant complains, an insurer asks a question, or a lease renewal triggers a survey. By then there is a deadline attached and the work has to be scoped quickly and correctly.

The good news is that a large share of what gets flagged is fixable at the door and does not touch the building. Opening force is usually a closer adjustment or the wrong closer. Hardware needing a tight grasp is a lever swap. A threshold above the permitted height is a threshold. The expensive findings — clear width needing a wider opening, maneuvering clearance blocked by a wall — are the minority.

One thing said plainly up front: we survey against the standard, we do not certify. We are not an authority having jurisdiction and we do not issue certificates. Anyone offering you one for door hardware is overselling.

Scope of work

Findings that get fixed at the door

The ADA 2010 Standards section 404, NFPA 101 and the adopted building code between them govern clear width, maneuvering clearance, opening force, closing speed, threshold height, hardware operability and single-motion unlatching. Most findings sit in that list.

Excessive opening force

Usually closer adjustment, sometimes the wrong closer for the leaf, occasionally a hinge or alignment problem creating drag the closer is fighting. Measured with a gauge, not estimated by feel.

Closing speed and closing time

Sweep, latch and delayed-action adjustment set so the door closes at a rate that gives someone time to get through it.

Hardware requiring grasping or twisting

Knob-to-lever changes, and exit device selection where a knob or thumbturn currently sits on an egress opening.

Thresholds above the permitted height

Replacement with a compliant profile and correct bevel, coordinated with whatever the floor either side is doing.

Egress openings that do not unlatch in one motion

Deadbolts fitted above locksets, added hasps, and the various improvised arrangements that accumulate on back doors over the years.

Clear width shortfalls the leaf can solve

Where the shortfall is small, swing-clear hinges or a leaf change can recover the inches. Where it cannot, we tell you it is a wall problem and stop.

Interior and exterior are not conflated

Opening-force limits under section 404 apply to interior hinged doors. Exterior doors are treated differently, and flattening that distinction is the most common error in self-audits.

Two states, two adoptions

Measure clear width

At the actual clear opening with the leaf at ninety degrees, between the face of the door and the stop.

Measure opening force and closing speed

With a gauge, recorded per opening, with interior and exterior openings treated separately.

Assess hardware operability

Whether it can be operated without tight grasping, pinching or twisting of the wrist, and whether an egress opening unlatches in a single motion.

Check thresholds and maneuvering clearance

Threshold height and bevel, and the floor space either side — frequently where the real finding is.
