Five lines, one category

Commercial Door Services in Charlotte, NC

Installation, replacement and compliance on pedestrian openings. Say what the opening is and roughly what it measures.

Scope

What the five lines cover

Five lines cover the whole category. New leaves into existing frames, frames that have failed and have to come out of the wall, hardware sets specified by function rather than by part number, code-driven corrections to clear width and egress, and labelled assemblies that have to be replaced as a unit.

Commercial Door Installation

New leaves into existing frames, and complete openings in new work, ordered against a measured opening.

Door Frame Replacement

Corroded, racked and impact-damaged frames taken out of masonry and partition walls, and set square.

Commercial Door Hardware Installation

Grade 1 locks, closers, exit devices, hinges and electrified prep, scheduled by function before ordering.

ADA and Egress Door Compliance Upgrades

Clear width, opening force, hardware operability and single-motion egress, measured and corrected at the door.

Fire-Rated Door Replacement

Labelled openings replaced as tested assemblies, with leaf, frame, hardware and gasketing treated as one unit.

Order of operations

Measure first, specify second, order third

A commercial door is not a product, it is an assembly. The leaf, the frame, the hardware prep and — where there is one — the fire label all have to agree with each other, and they are usually specified by different people at different times from different documents.

When an install goes badly the fault is almost never in the fitting. It is that a 3'0" leaf was ordered for an opening measuring 2'10", or that the leaf arrived with a 161 prep while the schedule called for a mortise lock. By then there is a crew on site and a lead time in the way.

Work we will point you elsewhere for

Naming the boundary is cheaper for everybody than discovering it on site. These are not lines we run:

  • Repairs to an opening that is basically sound — A repair specialist is the better answer than a replacement crew. We do not turn a repair into a replacement to keep the job.
  • Dock levellers, seals and loading dock equipment — Dock kit is a separate trade with separate parts and separate service intervals. We will name a contractor rather than take the work.
  • Glazing and glass replacement — Glass is ordered and handled by a glazier. We will coordinate around them on the same opening.
  • Electrical, access control head-ends and alarm interfaces — Door side is ours. Anything past the door frame goes to the licensed trade that owns it, and we put that boundary in writing.
  • Residential doors — Different hardware, different standards, different suppliers. Not our category.

Describe the opening. We will tell you what it needs.

Describe the opening — what it is, roughly what it measures, and what is wrong with it. You will get told whether it is a leaf job, an opening job, or somebody else's job.
