Before you call
Do you repair doors as well as install them?
Our lane is installation, replacement and compliance — new leaves, new frames, hardware sets and code-driven work. For repairs to an opening that is basically sound, a repair specialist is the better call and cheaper, and we will point you at one rather than turn a repair into a replacement.
Do you work with general contractors?
Yes, and it is a large share of the work. We read the architect's door schedule against what manufacturers actually build, flag the conflicts in writing before the order goes out, and hand back a record at completion.
How far do you travel?
Charlotte and six towns: Concord, Huntersville, Indian Trail, Matthews and Harrisburg in North Carolina, and Fort Mill in South Carolina. Beyond that we would rather tell you no than turn up late.
Why is there no price list?
Because two openings that look identical from the corridor can differ by a factor of three once the frame is measured and the hardware is scheduled. A published figure would be either meaningless or misleading, and you would find out which after the invoice.
Why is there no contact form?
An opening cannot be specified from a text box. Leaf material, frame throat, handing, prep, label status and hardware function all change the answer. A five-minute conversation gets further than a form and a two-day email exchange.
Can you install a door I have already bought?
Yes, and we will measure it against the opening before starting. If it will not fit, or the prep does not match the hardware, you hear that at the survey rather than on install day — which at least leaves time to sort out a return.
Do you handle the permit?
A straight leaf-for-leaf replacement in an existing frame generally does not need one. New openings, structural changes and anything touching a rated assembly can. It varies by jurisdiction — Fort Mill sits in a different state from Concord — so we tell you what we understand the position to be and we do not guess on your behalf.

Codes, labels and compliance
How do I know if a door is fire rated?
Look for a label on the hinge stile of the leaf and in the rabbet of the frame. If both are absent it is probably not a rated opening — though what the wall requires is a separate question, and that one belongs to your drawings and the authority having jurisdiction rather than to us.
What does NFPA 80 actually require of a building owner?
Among other things, that labelled fire door assemblies are inspected annually and that the results are documented and kept. In practice the most common finding is not a broken door. It is that no record exists and that the doors have been wedged open.
Someone painted over our fire door labels. Are they void?
Paint over a label does not remove the rating, but an illegible label is a practical problem — an inspector cannot verify what they cannot read. It can sometimes be carefully cleaned back. A label that has been removed, ground off or covered by a new skin is harder, and may mean the assembly can no longer be evidenced.
Can I put a vision light in a fire door?
Only if the assembly was listed with one, or a listed kit exists that permits it for that specific assembly. Cutting a hole in a labelled leaf in the field is not a modification you can make and keep the rating. Where visibility is needed, the better route is ordering a leaf with a listed light.
What is the ADA opening force limit?
The ADA 2010 Standards section 404 sets a maximum opening force for interior hinged doors. Exterior doors are treated differently, and conflating the two is the most common error in self-assessments. It is measured with a gauge, not estimated by feel, and it is usually a closer adjustment when it fails.
What is the actual clear width requirement?
Section 404 sets the minimum clear opening width, measured with the door open at ninety degrees between the face of the door and the stop — not the nominal leaf size. A 36 inch leaf does not automatically produce a compliant clear width once the leaf thickness and stop are accounted for, which surprises a lot of people running their own audit.
When does a door need panic hardware?
It is driven by occupancy type and occupant load under NFPA 101 and the adopted building code, not by whether a door happens to be an exit. A back door people leave through is not automatically an opening that requires a panic device, and a door that looks unimportant sometimes is.
Can I put a deadbolt above the lock on my back door?
If that opening is in a means of egress, almost certainly not. Egress doors generally have to unlatch in a single motion, and a separate deadbolt breaks that. It is one of the most frequently written-up findings and one of the easiest to fix properly.
Our fire doors are propped open all day. What is the correct fix?
Almost always a listed hold-open device tied to the fire alarm system, so the doors stand open in normal use and release on alarm. It removes the daily friction that made people wedge them in the first place, and it involves the fire alarm contractor as well as us.
Does my building have to comply if it is old?
That is a legal question rather than a door question, and the honest answer is that it depends on the building, its use, and what work has been done since. Existing buildings, alterations and new construction are treated differently. We can tell you how your openings measure against the standard. The obligation half belongs to a professional who can advise on your specific situation.

How long does a survey take?
For a single opening, about half an hour. For a floor of a building, most of a day. We tell you which before coming out so you can plan access.
Do you charge for the survey?
Yes, and it is quoted before it happens.
Can you work outside business hours?
Yes, and it is often the right call in occupied buildings. It changes the figure and you are told by how much before agreeing to it.
How long does a leaf take to arrive?
Entirely depends what it is. A stock hollow metal leaf in a common size is a different world from a labelled leaf with a custom prep, or a wide stile aluminum entry in a finish that has to be ordered. Lead times go in the written scope, per component, before anything is committed.
Will a new door match the ones already in the building?
Usually close, rarely exact. Finishes shift between production runs and existing leaves have aged. Where the match matters visually we will say what is achievable before you order rather than after it is hanging.
What do I get at the end?
The measurements, the specification, what was fitted and what was verified — clear width, opening force where it applies, latching, and single-motion unlatching on egress openings. In a form your facilities file can still use in five years.
